Job Description

GENERAL SUMMARY:

The Master HVAC Technician is responsible for all HVAC systems within the facility including the installation, repair, adjustment and preventative maintenance of heating, ventilation and air conditioning (HVAC) systems, environmental temperature control and refrigeration systems. Performs master level work fabricating, installing, repairing and maintaining HVAC and refrigeration systems within the facility. Adheres to department, local, state and national codes. Coordinates HVAC temperature control work and material purchases during construction projects.

PRINCIPAL JOB FUNCTIONS:

1. *Commits to the mission, vision, beliefs and consistently demonstrates our core values.

2. *Installs, repairs, maintains, and documents the installation, repair, adjustments and preventative maintenance of HVAC and refrigeration equipment/systems as per applicable codes and Hospital policies; assists, trains and mentors HVAC personnel as needed.

3. *Obtains all required permits from the City of LIncoln for the installation of HVAC systems by in-house staff.

4. *Schedules all the required inspections by the City and/or the State.

5. *Reads/interprets blueprints to determine scope of work; determines parts and materials required for projects and orders into inventory; schedules and works with other trades to assure proper sequence and times of work.

6. *Maintains construction specifications, systems drawings; coordinates all phases of HVAC construction with general contractors, subcontractors, and in-house staff; provides recommendations and information regarding facility HVAC and refrigeration systems to assure that departmental needs and expectations related to service provision and safety are met.

7. *Acts as lead worker to assure that in-house projects are completed at a high quality level and on the required schedule.

8. *Coordinates scheduled HVAC system outages required by in-house staff or outside contractors during construction projects.

9. *Assures that the required Notification for Interruption of Utilities and Occurrence Report forms are completed.

10. *Responsible for compliance with federal, state, city codes, hospital policies/standards and related technical specifications.

11. *Assures that required NFPA fire and smoke damper testing is completed and documented per required schedule.

12. *Communicates/interfaces with hospital staff, patients and visitors; instructs patients, visitors and other facility staff on equipment operation and function.

13. *Utilizes equipment functions to ensure a safe and comfortable environment to include portable metal working tools, electrician tools, and test equipment; operates and adjusts equipment according to manufacturer's recommendations.

14. *Determines frequency and procedures for preventative maintenance based on experience, manufacturer's recommendations and applicable standards; completes paperwork to assure all equipment is included in the preventative maintenance system.

15. *Accurately troubleshoots malfunctioning equipment using experience, learned knowledge and manufacturer's information; utilizes outside resources when needed to correct problem in most timely or cost efficient way.

16. *Notifies appropriate personnel of status of HVAC repair; completes work orders with accurate and complete documentation.

17. *Maintains an inventory of parts and materials based on usage and delivery times; maintains and organizes inventory of parts to allow for prompt repairs.

18. *Adheres to procedures and responds to emergency plans according to hospital and department procedures; follows other department's gowning/isolation procedures.

EDUCATION AND EXPERIENCE:

High school diploma or equivalency required. Graduation from a trade technical program with a post-secondary education in air conditioning, refrigeration, and heating required. Possession of Masters HVAC Technician License from the City of Lincoln. Possession of a warm air heating, ventilating and cooling Contractor's license with the City of Lincoln required. CFC universal refrigeration license required. Minimum four (4) years experience in a mechanical trade including heating, cooling, refrigeration or general machine work required.

OTHER CREDENTIALS / CERTIFICATIONS:

Valid State of Nebraska drivers license required. Verification and maintenance of responsible driving record per facility standards required.
